If the “highest and best use” is what it currently is, then reviewing the property condition, income and expenses to see if some preparation would help secure a price increase greater than the cost to make the improvements. Sometimes leaving a bit of upside on the table can both shift the risk of the upgrade to the new owner while at the same time be used as an incentive for the buyer to have the opportunity of the increases.
A thoughtful marketing piece including all relevant data is critical. In today's fast paced market, providing the materials electronically is also critical, including photos, financial data, sales and rental comparables if it's an income property sale, all provided in a straight forward package to solicit offers. The packages need to be distributed effectively to a broad range of qualified buyers, financially capable and ideally operationally knowledgeable of the property type.
Follow-up is also crucial. Feedback on the listing can be helpful in knowing how best to respond to offers when they come in.
